Does a Property Manager need to be licensed In Arizona?
Yes, if managing more than one property for an investor/homeowner then the property management company must be licensed with the Arizona Department of Real Estate. -

What type of properties do you manage?
Real Property Management Phoenix offers comprehensive property management services to owners of residential properties, HOAs, and multi-family rentals. We do not currently service vacation and/or furnished rentals. -
What is the cost for property management?

Do I have to pay a management fee if my property is vacant?
Yes this way your home will be regularly monitored with monthly well checks while vacant and maintenance needs such as weed removal can be addressed. -

Should I leave behind my washer & dryer and/or fridge?
We do recommend leaving the optional washer/dryer and fridge so that the new tenants don’t have the additional expense of purchasing these items at move in. -
Who is responsible for repairs to the washer, dryer and fridge?
Since these are optional appliances, the tenants will be responsible for repair as long as they are all in good working order at move in. -
How long will it take to get my property rented?
If your property shows well, is priced at or slightly below market rent and is pet friendly then on average it is 30 days from listing to lease signing. Click here to view our average days on market per city. -

Do I have to accept pets in my rental?
We are happy to list your property as pet friendly or not pet friendly however not allowing pets will greatly increase the vacancy period for your home as approximately 80% or renter’s do have pets. -
Who provides the lease agreement?
Tenants sign our proprietary lease agreement that provides protection to you, the tenants and is in compliance with the AZ Landlord Tenant Act and Fair Housing. -
Do I need to sign the lease for a new tenant?
As your agent, RPM Phoenix Valley will execute the lease agreement on your behalf. Within 7 business days from execution a copy will be available in your online portal. -
How long is the lease?
Our lease is a 12-month lease term. -
How do I access my financial reports?
Our owner-clients have a secure on-line portal which gives 24/7 access to financial reporting. Click here for details -
How do I get my money each month?
On the 10th business day of each month, we conclude the monthly accounting cycle and initiate a direct deposit of your funds. -
Do you inspect my rental property?
Tenant occupied inspections are included with our Platinum Management Service Program at no additional cost. Click here for additional information on our inspections -
What if the tenant does not pay rent?
Because of our Triple Filter Manual tenant screening an eviction is very rare however if needed we handle all aspects of the process on your behalf. -
Do you provide a tenant placement guarantee?

Do you provide any type of eviction guarantee?

How updated does my property need to be in order to rent it?
Having an updated, clean property is key to attracting a high-quality tenant as it sends a message that repairs during tenancy will be taken care of and it sets the expectation of the condition in which the tenants need to return the property in. -
Who takes care of maintenance?
We handle all repair requests (even middle of the night and weekend emergencies!) -
Who holds the security deposit?
Since the security deposit belongs to the tenants’ Real Property Management Phoenix Valley holds the security deposit in trust on behalf of the tenant. When the tenants vacate the security deposit disposition must be completed within 14 business days. -
Can I do my own property repairs or use my own vendors?
While the property is vacant you can complete any repair items you would like. However, once the property is tenant occupied only licensed contractors can access the property for the protection of the tenants. -
